HOW DO I GET THINGS STARTED?

Simple contact one of our Home Consultants by calling (253) 251-2501 and press 1.  You’ll then set an appointment so that we can give you a feasiblity assessement on your project.

CAN YOU EXPLAIN THIS HOLISTIC APPROACH THING?

Many would be homeowners try manage a custom home project by working 4-5 different designers, engineers, etc.  The net result is they end up paying thousands of dollars to design and engineer a home that is way beyond their budget.

The holistic approach uiltizes one, deeply experienced team that oversees everything.  The net result is building a home that meets your needs, lifestyle, and budget.

WHAT KIND OF TRANSPARENCY CAN I EXPECT?

Historically custom home builders give you a flat fee to build your home.  At Front Door, once you have engaged with us to build your home, we’ll produce an estimate outlining our costs for each line item and then one line item that clearly shows our fee.  Our fee typically runs between 15-19% of hard and soft costs.

I DON'T HAVE A FLOOR PLAN, CAN YOU HELP?

Absolutely!  To be honest, the best way to keep your costs down, headaches low, and reduce your project timeline is to work with our architectural design team.  You can shave tons of time on your project by choosing one of our pre-designed floor plans, or work with our designer to create something from scratch.

We can can then design a home that fits your lifestyle and at the same time make sure it meets your budget.  Check out Home Plans Northwest… we have hundreds of floor plans designed specifically for Northwest families.

SHOULD I BUY A FLOOR PLAN ON THE INTERNET?

With a few exceptions, that’s not a good idea.  For instance, most designs online were created for different parts of the USA and will require a complete makeover in order to build that plan here in the Northwest.

Your best bet is to find a plan you like online, and then work with our design team to design it to fit your lifestyle and to insure it’s permit ready.

WHAT IF I ALREADY HAVE ARCHITECTURAL DRAWINGS?

Let us take a look!  We’ll guide you as to preliminary costs for your design as well as let you know if there are any potential issues you should be aware of.  

Assuming you have worked with an architectural designer that understands construction costs, your budget will be able to accommodate your plan.

DO YOU HAVE PRE-DESIGNED FLOOR PLANS?

Yes!  We have hundreds of dynamic, functional, and awesome looking floor plans that are ready to build.  You’ll save 2-3 months off your home building timeline by using a pre-designed home plan.

See Home Plans Northwest for a huge bounty of floor plans.  If you purchase one of our plans, we credit you back the entire architectural drawing use fee when you build with us.

HOW WILL I KNOW WHAT'S GOING ON WITH MY HOME BUILD?

With Front Door Custom Homes, you’ll have access to our exclusive online project management portal.  You’ll see  our schedules, estimates, and budgets real-time during the entire process.

WHO SHOULD I START THE PROCESS WITH? HOME BUILDER OR ARCHITECT?

Builder first… they know costs.  Your best bet is to initiate the process with an experienced builder that works with very talented and smart architectural designers.

We can tell you lots of horror stories where a homeowner spent $15,000 with an architectural designer that lacked the knowledge of construction costs only to find out they just paid for a design they can’t afford to build.

CAN I BUY MATERIALS FROM MY OWN SUPPLIERS?

We utilize a holistic approach to home building.  In order to ensure a consistent output of quality product, this is where we have to put some limitations in place.

That means in order to keeps costs down, manage schedule timelines, leverage warranties, we need to work with our subcontractors and suppliers that we have long relationships with.

DOES FRONT DOOR HAVE THE EXPERIENCE TO BUILD MY HOME?

Yes… it’s what we do.  Our founder is a published author in the residential construction industry and is responsible for building over 300 Northwest homes over the last 20 years. Our “in-house” architectural designer is also one of the owners and has overseen 4,000 + custom home projects right here in South Puget Sound.

HOW LIMITED ARE YOUR SELECTIONS FOR FLOORING, CABINETS, & LIGHTING?

Our options are virtually endless.  Our flooring, lighting, plumbing, and cabinet suppliers carry industry leading manufacturers and product lines.  They have huge depth in selections from tile, carpet, hardwoods, lighting, and more.

WHAT CAN I EXPECT TO PAY FOR MY SELECTIONS?

We purchase at true, wholesale contractor pricing.  We have pre-negotiated pricing with long-standing relationships that give us phenomenal purchasing power.  On most line items, we extend our awesome, wholesale, contractor pricing to you.

I DON'T HAVE A CONSTRUCTION LENDER, CAN YOU HELP?

We’ve been working with construction lenders for over 20 years.  With bank lending there are a select few lenders that even offer construction lending.  Of those, there are a small handful that do it well.  We work with several lenders that we have a relationship with that can fund your project.

SOME BUILDERS REQUIRE YOU TO PAINT, HOW MUCH WORK DO I HAVE TO DO?

None.  While all of the “On-Your-Lot” homebuilders require you to things such as paint your home, provider portable toilets, install concrete, we manage everything.  

We are a full-service custom home builder so that means we’ll manage your building permits and all those little things that other builders make you do.

You’ll have to meet with our supplier showroom to choose your selections such as flooring, cabinets, lighting, and plumbing fixtures, but that’s about it.
